Аннотация

Тиражирование малопроницаемых жилых комплексов повышает риск замыкания повседневности в приватных периметрах и ослабление публичного каркаса города. На материале исследований выявлен механизм формирования «архипелага ЖК» и признаки «ЖК-режима». Сформулированы принципы проектирования и регулирования: проницаемость и связность, реальная публичность, функционально-временное смешение, экологическая устойчивость внешнего контура, справедливость доступа. Закрепление принципов снижает фрагментацию городской среды и перенос внешних эффектов.
